Are Orianna Lifestyle Resorts Pet Friendly?
Yes – small pets are permitted on approval by Orianna Resort management.
Is there storage available for a boat or caravan?
Orianna home designs contain extra-wide single and double-car garages, but there is no additional storage onsite. There are storage facilities located close by that are accessible by Orianna residents.
Who is responsible for the maintenance of gardens, grounds and facilities?
Your site rent fees contribute to maintenance of the recreation centre by management. The front gardens of the grounds are maintained by the Orianna Resort, any personal gardens on resident’s lot is the resident’s responsibility to maintain.
Are family and friends welcome to visit me for prolonged periods of time?
Yes – friends and family can visit but are not permitted to become permanent residents without expressed Resort permission.
What types of facilities are available to Orianna Residents?
Facilities vary between Orianna Lifestyle Resort locations. For more information on which facilities are available are your chosen Orianna location, please refer to the resort manager or take a look at the Features and Facilities page under the resort section of this website.
Do Orianna Lifestyle Resorts have on-site managers?
Yes – A dedicated Orianna Lifestyle Resort manager is available during set business hours.
Can I invest in a home within an Orianna Lifestyle Resort and lease it?
No – Orianna Lifestyle Resorts are designed for owner-occupiers and leasing of properties is not permitted.
Am I entitled to the First Home Owners grant if my Orianna Lifestyle Resort home is the first home I have purchased?
No – as Orianna homes fall under the Removable Homes Act, they are not eligible for government building grants.
Is there stamp duty on my purchase?
No – there is no stamp duty applicable on the purchase of your Orianna home.
Can I include my home in my will?
Yes – your home forms part of your estate assets and therefore can be passed on to beneficiaries.
What is my entitlement to the land?
Orianna Lifestyle communities operate under the Manufactured Homes (Residential Parks) Act 2003 and as such you will own your own home and will have a licence in perpetuity for that home to occupy a site. This licence can be transferred to any other buyer. We believe that the home owner under the state legislation is very protected in relation to the security of their Site Agreement.
Apart from weekly site fees, what weekly charges do I have to pay?
In addition to weekly site fees you are responsible to pay for telephone, electricity, gas and water fees.
Is there any community transportation available?
Yes – Orianna Sandstone Point has a small community bus available to residents through management pending availability.
How Do I Pay My Site Fees?
Your site fees are payable on a weekly basis. Your site agreement will detail all supported payment methods and fee breakdowns.
Will my site fee increase?
Yes – Site fees are adjusted annually by CPI and increases in government charges above CPI or by market review. The method of increase is clearly detailed in the site agreement.
Can I make changes to my home?
Yes – if the home is being newly constructed you can make a number of non-structural changes to the interior. If the home is established it can be modified at your discretion and in accordance any applicable building codes.
Will my home be protected against termites?
Yes – Various protection techniques are used including steel frame, termite film and visual inspection.
How secure is my Site Agreement?
Your agreement is supported by specific state government legislation, ensuring your tenure is secure.
Do I pay entry and exit fees at Orianna?
No – All capital gains remain with the home owner.
Am I entitled to government rent assistance?
Weekly site rent may be subsidised by the state government for those eligible. For more information on your eligibility, speak to an Orianna Consultant.
Once I pay the required deposit do I have to pay any other payment until the home is completed?
Yes – additional progress payments are required during construction. These are defined in your building contract.
Does my preliminary deposit earn interest for me?
No – your preliminary deposit is a transaction payment for goods purchased.
Will the fence between the development and the local road reduce noise?
Noise attenuation fencing is placed appropriately on each site to address noise from main traffic corridors. The location of these fences will vary based on the resort location.
Are the maintenance fees likely to increase over time - and if so by how much?
There is no specific Site Maintenance fee payable. Your weekly Site Rent fee addresses all ongoing maintenance costs.
Should the project cease for any reason am I guaranteed of the return of all funds paid?
Payments for homes to be constructed are placed in a Trust account. This money funds the construction of your home. Your home is built under the authority of a builder licensed with the Queensland Building & Construction Commission (QBCC). Under this building authority your home has Home Warranty Insurance designed to ensure you are not out of pocket should the builder be unable to complete the project for any reason. What is the standard ceiling height in Orianna home designs?
Standard home ceiling height is 2.4m, however the garage door is 2.1m high.
What is the meaning behind the name ‘Orianna’?
In Latin, Orianna loosely translates as “Golden Sunrise”. This name was chosen as Orianna Resorts reflect a positive and vibrant beginning to each new day.
Are there any restrictions to overseas buyers planning on relocating to Australia buying an Orianna Home?
As long as the buyer intends to live in the home, as all buyers must be owner occupiers, there are no restrictions.
